[Key clauses for a PG / room]
Premises: One furnished single room (Room No. 3, first floor) with attached bathroom at Sunrise PG, 10 Infopark Road, Kakkanad, Kochi 682030, with shared use of kitchen and common areas.
Rent and inclusions: Rs. 8,500 per month, payable by the 5th, including Wi-Fi, water and up to 60 units of electricity per month; electricity above that at Rs. 8 per unit. Two meals a day are included.
Deposit: Rs. 17,000 (two months' rent), refundable within 15 days of vacating after deducting unpaid dues or damage, with an itemised statement.
House rules: No guests overnight; quiet hours 11 pm to 6 am; no smoking inside; the owner may enter the room for repairs with notice.
Notice: Either side may end this agreement with one month's written notice. If the tenant leaves without notice, one month's rent may be deducted from the deposit.

Stamp paper, notary and signing
Most PGs sign on plain paper or Rs. 100 stamp paper and that is fine for the tenant's HRA and address proof. For legal enforceability, use stamp paper of your state's value (the generator's state guide lists it); registration is not needed for 11 months.
Common questions
Can a student claim HRA with this?Only salaried people claim HRA. A working tenant can, with this agreement and rent receipts; the rent receipt generator makes those.
Is a PG covered by rent control laws?Generally PG accommodation is a licence, not a tenancy, so rent control acts do not apply, which is why a clear written agreement matters.
Owner wants police verification?Some cities require tenant verification; the owner files it online with the tenant's ID. It is separate from the agreement.
